BUILT FOR LANDOWNERS AT A CROSSROADS

Maybe you inherited land. Maybe an offer arrived you weren't expecting. Maybe a long-term tenant is retiring, or the acreage has stopped paying for itself.

That moment is what this program is for. Twelve landowners in the same position, thinking it through together, and you leave with something real instead of more questions.

WHO IT'S FOR

Landowners facing an inheritance, an offer, a retiring tenant, or land that has stopped producing, and who want a structured way through it rather than someone else's opinion.

WHAT YOU LEAVE WITH

A customized Opportunities on the Land Report built for you, and your land, and a written answer to the question your family keeps circling.

WHY I DO THIS

A dozen landowners. Seven states. Nearly 20,000 acres.

Over the past year and a half I've worked with a dozen landowners from Kentucky to New Mexico and from North Dakota to Texas. They needed what my family needed a few years ago, when I led our family's land transition.

My great-great-grandfather acquired 160 acres on the Kansas-Colorado border in 1872 under the Homestead Act. My family, the Smiths, have farmed and ranched in that area ever since.

My father died in 2022 after seven years with dementia, and our tenant retired around the same time. Because of my background in commercial real estate, I ran the appraisal work and dug through decades of history on that land: easements, water wells, leases. I caught the appraiser ignoring the zoning, part of the ground was commercial and part residential, and had the analysis redone.

When it was finished I could tell my mother and my two sisters exactly what our land was worth. I still could not tell them what to do.

I wanted a tool that would show what else the land could be, besides sold. It didn't exist, so I built it. It's the thing I wish someone had handed me.

Options that balance your heart and your head. What's right for you and your family, and what's right for the land.

Welcome to Opportunities on the Land. The Founders Program.

Besides growing up on farm and ranch, and working alongside my father and grandfather for nearly 10 years, my experience is in commercial real estate in New Mexico and Texas. I'm also a member of the Realtors Land Institute, and a Land Advisor Partner of Republic Ranches. Previously Real Estate GIS (formerly GeoRanch) was awarded the Realtors Land Institute's 2022 Land Tech Accelerator Award. One of my gifts to you is a better understanding of land and its value, while acting as your fiduciary, with your best interests as our compass.

THE METHOD BEHIND THE MAP

Every Opportunities on the Land Report is built by blending two inputs: who the landowner is, and what the land is and could be. The framework mirrors Kate Raworth's Doughnut Economics, a model describing the safe and just space between what people need and what the land's natural resources. Rooted Range applies the same logic to a single property.

The method came first, built in the field, and only afterward turned out to mirror that established framework. Good stewardship and good economics share a shape: a balance between what you need and what the land can give.

FOUR SESSIONS, YOUR LAND, YOUR REPORT

The 2026 program alternates four live group sessions with four live private sessions. Each week includes a short pre-watch video and a hands-on assignment on your own property, so the system is being learned while your report is being built alongside you.

1

Session 1, December 1 and 2

Landowner intelligence: your values, the Five Legacy Roles, who influences decisions and how. Your Values Assessment comes first. (December 1: Group Session/December 2-3: Private Sessions)

2

Session 2, December 8 and 9

Your land's location intelligence: soils, water, access, zoning, current income, location advantages. (December 8: Group Session/December 9-10: Private Sessions)

3

Session 3, December 15 and 16

Opportunities on the Land: the opportunity menu, from agritourism and conservation to energy, grazing, specialty crops and carbon, tested against your values and your land's potential. (December 15: Group Session/December 16-17: Private Sessions)

4

Holiday break, December 19 to January 2

Family table time. Take the values work home and share it with the people who matter to the decision. The holidays may seem an odd time to run a program like this, but it's one of the only times the family may be together.

5

Session 4, January 5 and 6

Legacy and the Land: a guest rancher on how they built an unexpected enterprise, your next step named, your Decision Map delivered, and private introductions arranged. (January 5: Group Session/January 13-14: Private sessions)

Rooted Range

Opportunities on the Land Founders Program

$2,500 for the founding cohort, and eleven of the twelve places are paid. In 2027 the full Opportunities on the Land Report alone will be priced at $5,000 to $7,500. Family members are welcome at any group session at no extra cost, because land decisions are rarely made alone.

IF YOU MISS A SESSION

Every group session is recorded, and you get one private makeup session if life gets in the way.

IF IT ISN'T RIGHT FOR YOU

Tell me before Session 3 on December 15 and I'll refund your $2,500 in full. No conversation needed.

FINAL REPORTS

Your completed Opportunities on the Land report arrives on January 5, 2027, for your private session the following week. After our discussion, we'll provide private introductions to a mentor or how-to consultant for whichever opportunity you choose to explore first.
